At Capital Area Housing Partnership we offer beautiful, energy efficient homes for sale to income-qualified first-time homebuyers. Homes are sold at the appraised value with down payment assistance to increase affordability.

BUYER REQUIREMENTS:

• Purchaser must be an income-qualified first-time homebuyer - defined as not owning real estate in the past 3 years. 

  • See Maximum Household Income Limits below.​

  • Buyer must be at or below the listed income limits below.

• Offer to purchase must be submitted to listing agent along with a completed application packet.

• City of Lansing down payment assistance is available up to $14,999, and the buyer must utilize a minimum of $1,000.

• Buyer must contribute at least 1% of the listing price toward the purchase of the home. 

• Successful completion of a Home Buyer Education class before closing is a requirement. 

• Our homes are sold based on first qualified and completed application. 

• Deed restrictions are recorded at the time of sale requiring the home to remain owner-occupied for 30 years.
